Kindly clarify. ii) Question raised by all contractors present in the pre-bid meeting: The building heights vary from colonies to colonies and scaffolding is a specialised job requiring specific skilled labour, keeping one set of H frame at site will not be helpful. Kindly consider revising the condition to allow a Supervisor from Electrical/Civil/Mechanical disciplines. (b) It is also stated that, as per this clause, a Supervisor is required for each site. However, the Supervisor has not been considered in BOQ Item No. I(A) at Page No. 128 for Sunplazzo & Matunga Colony, kindly clarify. (c) Further, the worker categories like Highly Skilled/SkiIIed/Semi-SkiIIed/Un-SkiIIed have not been specified in the tender document. Kindly clarify. (ii) Question raised during pre-bid meeting by M/s Swastik Electrotech Private Limited, M/s Anand Consultant Services and M/s Aquacool: It is difficult to get a skilled B Tech Civil Engineer with two years experience or a Diploma holder with five years experience as a supervisor. As the supervisor is not daily wage labour, Bank may specify a minimum salary for the supervisor. | (i)(a) The tender provision stands with respect to requirement of Supervisor as Civil Engineer. (i)(b) Considering the less number of flats exclusive supervisor is not required / considered for Sun Palazzo and Matunga colonies. (i)(c) Categorization of manpower considered in tender is as below. Supervisor-Highly skilled Plumer/carpenter/Electrician-Skilled Helper-Unskilled (ii) Refer to clarification under (i) (c) above. | | 8. | Q.8 / letter dated December 17, 2025 / M/s Swastik Electrotech Private Limited: Page No. 125. Bonus @ 8.33% (applicable for max salary of 21000/-), Bonus has been mentioned only for unskilled workers. However, bonus applicability for Skilled and Highly Skilled workers has not been specified in the tender. Kindly clarify. | The staff and labourers engaged by the FMS contractor shall be paid in compliance to statutory provisions. The cost break-up shall be given as per items considered by the contractor and shall not be less than that the provided in statutes. Format Annexure 13 for the break-up cost has been revised and attached as Annex 2. | | 9. | Q.9 / letter dated December 17, 2025 / M/s Swastik Electrotech Private Limited: The contract is for a period of 1 year + renewed for 2 years. As per the amended labour laws, gratuity becomes applicable after 12 months of regular service. In this regard, we request you to kindly approve reimbursement of gratuity payment on actual disbursement basis, subject to submission of documentary proof. | Gratuity payable as per statutory provisions and paid by the contractor will be reimbursed by the Bank on production of documentary evidence. | | 10. | Q.10 / letter dated December 17, 2025 / M/s Swastik Electrotech Private Limited: It is stated that, all workers shall be provided medical insurance as per the new labour rules. Kindly clarify whether the cost of medical insurance is to be included in the quoted rates or will be reimbursed separately | Medical insurance shall be taken the by contractor and cost of the same shall considered while quoting the amount. Bank will not reimburse the cost of medical insurance separately. | | 11. | Question raised by M/s Swastik Electrotech Private Limited during the pre-bid meeting: Page No. 77 Clause 2. This clause state that contractor have to provide additional manpower if required without additional cost. In this regard, we request that the said condition may kindly be revised and the cost of any additional manpower deployed, if required beyond the specified minimum manpower, may be made payable on actual deployment basis | The clause 2 / page 77 has been revised as under: ‘The nature of work is to provide the maintenance services for building and building services. The specified manpower is the minimum manpower to be deployed at site. Any additional manpower required to carry out the complete scope of work within the stipulated time i.e., 48 hours in general and 4 hours for electrical works at clause 4C(i) of Section II (as revised and attached as Annex 1 of the Minutes of this pre-bid meeting) shall be provided by the contractor without any additional charge.’ | | 12. | In view of the Service charges in view of the OM No. F.6/1/2023 dated January 06,2023 of Department of Expenditure, Ministry of Finance, Govt. of India | The contractor shall consider the service charges (profit plus transaction charges) of atleast 3% in line with the OM No. F.6/1/2023 dated January 06,2023 of Department of Expenditure, Ministry of Finance, Govt. of India. | | 13. | Impact of new four Labour Codes - the Code on Wages, 2019, the Industrial Relations Code, 2020, the Code on Social Security, 2020 and Occupational Safety, Health and Working Conditions Code, 2020 effective from 21st November 2025 | All the new four Labour codes are applicable. | Note: Above clarifications are issued for the information of all intending bidders.
